How do I book a property?

Please fill in an Enquiry form with as much information as possible. We will send you an email to acknowledge your enquiry and will contact owners on your behalf to check their availability. You will receive a detailed response to your enquiry by the next working day at the latest. If your chosen property or location is available we will email you a booking form which you need to complete and return. If the property you have enquired about is not available, we will suggest other homes that are. Please note that full payment is required in advance in order to confirm a booking.

Are there any other costs other than cost of accommodation?

Prices quoted on our website are inclusive of breakfast, tax and VAT. Some properties charge a 10% – 20% supplement on stays of one night. This is referred to on relevant property pages. Due to the fact that we are a small company it is necessary for us to pass on credit card charges, which are 2% of total cost of accommodation for use of Visa and Mastercard.  UK customers are able to pay by direct debit without incurring a charge.

When do I receive full details of my property?

Once we have processed your payment you will receive a booking confirmation email with full address and contact details of the home you have booked.

What happens when I arrive at the property?

Because you are staying at a private home and not a hotel, it is important that you let us know your expected arrival time as early as possible. Owners try to be as flexible as possible regarding arrival times, but please note that they may occasionally have a prior engagement in their diary that cannot be moved.  Guests are generally expected to arrive after 4pm; owners try to be flexible where possible. You will be greeted in person by your host, shown the house and your room and be given your own set of keys to enable you to come and go freely.

It is important to contact your host at least a week before your arrival date in order to confirm your arrival time with him/her directly. We recommend you travel with your host’s contact details, as well as The Bed and Breakfast Club telephone number to hand, so that you can inform the correct person if you are delayed or plan to arrive early.  This is to ensure that there will be someone at home to greet you.

What does bed and breakfast actually entail?

As its name suggests, ‘Bed and breakfast’ involves owners offering overnight accommodation and breakfast to guests in their home.  Our hosts welcome you into their homes on this basis and enjoy meeting new people.  Bedrooms and bathrooms have a light clean on a daily basis, but use of a kitchen, or room-service, is not provided in bed and breakfast accommodation.   Some owners offer guests shared use of their sitting room,  others do not: this information can be found on specific property pages. As we market private homes, as opposed to hotels, owners do ask that you limit your presence in their homes during the day, and encourage you to take advantage of a full day’s sightseeing, shopping or working.

What time can I arrive?

As you are staying at a private home, your host is likely to have engagements during the day, and will not normally expect to greet you before 4.00pm. Early arrivals can sometimes be accommodated, please ask at time of booking. If you are unable to gain early access to your room it is more than likely that you will be able to leave luggage before coming back and gaining access to your room later in the day.

What time do I need to leave my room?

Guests are expected to leave their room by 11.00am on the day of departure.  A certain amount of flexibility is possible, by prior arrangement, and owners try to be as accommodating as possible.

Meeting friends

We appreciate that you may meet up with friends or family whilst in London. Whilst owners may be happy to have additional visitors if asked, for security and insurance reasons we do not expect this to be anything more than a quick visit to the family/general areas of the house.

What happens if I need to cancel my booking?

In the event of cancellation you are liable to 30% of the total charges if you cancel within 28 days of the start of your visit, 60% of the total charges if you cancel within 14 days of the start of your visit, and 80% of the total charges if you cancel within 7 days of the start of your visit. Cancellation within 48 hours before the start of your trip is non-creditable, transferable, or refundable.

Do I need Travel Insurance?

Travel insurance is strongly recommended in order to cover holiday risks, such as cancellation, losses, personal injury, illness, loss or damage to luggage and personal effects.
